Mini Warehouses

There’s an old saying, “It’s not what you know, but who you know.” While Tom doesn’t necessarily subscribe to that philosophy exactly, the decades of connections and depth of experience that Sanford Enterprises brings to the table means that Tom often is “in the know” about the most desirable properties that have yet to hit the market. Such was the case with Seybold Storage and West Towne Storage. Tom’s client was an out-of-state buyer and they were able to leverage Tom’s insights and relationships to secure over eight hundred fifty mini-warehouse units in order to diversify their real estate portfolio. At the end, Tom’s client was happy with the price and ecstatic to have avoided intense competition from other buyers.


Mansfield Hall

Often the challenge is to find a suitable property, and this was the case for Mansfield Hall. They needed a campus location that would accommodate a co-ed lodging house. There are three zoning classifications in Madison that will furnish such use. To further complicate this transaction there were no student housing on the market at that time.  But Sanford Enterprises does specialize in off-market deals, and this happened to be the case. Third time is the charm: Mansfield Hall had submitted offers on two previous properties, and this acquisition was the third property. Incidentally, there was a lot of tricky negotiations, and Mansfield Hall had to compete against another buyer waiting in the wings. Fourteen months from start to the closing table… a nice reward for a patient client.
