One of the best retail centers in Madison. Tom was lucky be involved in this successful retail development and Sanford Enterprises was the consultant for Boardwalk Investments, the developer, and the end owner. Tom had a relationship with the property owner / seller and represented Boardwalk Investment in the transaction. Tom crafted and then delivered an offer to purchase - it was accepted by the Seller in November. Once the offer has been accepted, then the fun began: demolition permit to raze the existing structure, site plan submitted with the Land Use Application, presented in front of Urban Design Commission followed by Plan Commission, fielded a lot of questions from both groups… and received the approval. But Tom’s job was not finished, after the project was approved, there were fifty (50) conditions to be met before the city could issue the building permit in May. Speed of Light - seven months from accepted offer to building permit!

Verizon | Tenant - Cellular Sales
When a building or its tenant no longer is a good fit for a space or a site, change is usually on the horizon. Sanford Enterprises, in a consulting role, led the transformation of previous fast food restaurant on a busy retail street (Gammon Rd. in Madison, WI) into an updated, improved and better suited business. With many moving parts in play, Tom Sanford started by attaching the Town of Middleton property to the City of Madison, which allowed for site improvements including city water, sidewalk and landscaping. In addition, Sanford Enterprises obtained the new tenant, negotiated the lease and sold the improved property, with tenant in place, to a different buyer.

Creative Energy Design | Window Treatment Store
A cool fun project. Creative Energy has been a successful business in Madison for 41 years. They manufacture custom energy efficient window treatment and sell and install many brands also. A well-known presence on Williamson Street, Creative had the opportunity to design a new space, including the exterior in an old brick warehouse. Sanford Enterprises referred a very good, but less expensive contractor for the renovation, and coordinate the design / construction process. Tom also represented the company as their lease broker.
